The Land Acquisition Manager works closely with various internal stakeholders such as the development team, legal department, and finance team to ensure that land acquisitions are in line with the company's strategic plans. This role requires a deep understanding of real estate market trends, zoning regulations, and legal requirements related to land acquisitions.
The Land Acquisition Manager is responsible for identifying, evaluating, and acquiring land parcels for development projects. This role involves conducting research, negotiations, and managing relationships with landowners to secure suitable properties that align with the organization's goals and objectives.
Accountabilities:
Market Research and Analysis:
Conduct thorough market research to identify potential land opportunities for data center development.
Analyse market trends, competitor activities, and regulatory considerations to inform decision-making.
Site Identification:
Collaborate with cross-functional teams to define requirements for suitable data center locations.
Utilize GIS mapping tools and other resources to identify and shortlist potential land plots based on technical, logistical, and environmental criteria.
Due Diligence:
Lead the due diligence process for selected land plots, including environmental assessments, zoning regulations, title investigations, and other relevant factors.
Work closely with legal and technical experts to ensure compliance with local regulations and industry standards.
Negotiation and Deal Structuring:
Negotiate land acquisition deals, considering pricing, terms, and conditions that align with the company's overall objectives.
Collaborate with legal and financial teams to structure agreements that mitigate risks and maximize value for the organization.
Relationship Building:
Cultivate relationships with landowners, real estate brokers, government officials, and other stakeholders to establish a robust network for land acquisition opportunities.
Represent the company in negotiations and maintain positive relationships throughout the acquisition process.
Project Management:
Collaborate with project managers and development teams to ensure a smooth transition from land acquisition to the development phase.
Provide ongoing support and communication to relevant teams during the project lifecycle.
Experience:
Minimum Experience & Essential Knowledge
Minimum 10-12 years of experience in similar role
Proven experience in land acquisition, real estate development, or a related field, preferably in the technology or data center industry.
Strong understanding of zoning regulations, environmental considerations, and legal aspects related to land acquisition.
Excellent negotiation and communication skills.
Proficient in GIS mapping tools and other relevant technologies.
Ability to work independently and collaboratively in a fast-paced environment.
Willingness to travel as needed
Qualifications:
Bachelor’s degree in real estate, Business, or a related field.
