Develop and implement project plans, schedules,
and budgets for Property development projects.
Coordinate with architects, engineers,
contractors, and subcontractors to ensure timely and successful project
completion.
Monitor project progress
given by project manager on site and ensure adherence to timelines for timely
completion of project. Highlight deviations on weekly basis to
principals.
Property Management:
Oversee
the day-to-day operations of properties, including residential, commercial, or
industrial.
Market available spaces, conduct tenant
screenings, negotiate leases, and manage lease agreements and renewals.
Coordinate maintenance and repairs, manage
vendors and service providers, and ensure properties are well-maintained and
compliant with regulations.
Resource Management:
Obtain necessary quote, do proper price
comparison, Procure materials and negotiate contracts with vendors and
suppliers, and ensure timely delivery to the construction site.
Financial Management:
Prepare and manage project budgets, track
expenses, and ensure projects stay within budget constraints.
Monitor property income and expenses, analyze
financial reports, and implement cost-saving strategies where possible.
Handle rent collection, billing, and financial
reporting for assigned properties.
Tenant Relations:
Build and maintain positive relationships with
tenants, address their inquiries and concerns promptly, and provide excellent
customer service.
Handle tenant complaints, maintenance requests,
and emergency situations professionally and efficiently.
Implement tenant retention strategies to
minimize vacancies and maximize occupancy rates.
Compliance and Risk Management:
Ensure properties and projects comply with
local, state, and federal regulations, zoning laws, and building codes.
Identify potential risks and liabilities,
implement risk management strategies, and maintain proper insurance coverage.
Conduct regular property inspections and
assessments to identify maintenance needs, safety hazards, and compliance
issues.
Reporting and Communication:
Prepare regular reports on project and property
performance, financial metrics, occupancy rates, and other key indicators.
Communicate effectively with senior management,
stakeholders, and team members to provide updates, discuss issues, and
collaborate on solutions.
Participate in meetings, presentations, and
discussions related to project and property management activities.
Requirements
Bachelor's degree in Real Estate, Business
Administration, Construction Management, or
related field (preferred).
Proven experience in project management,
property management, or real estate development.
Strong knowledge of real estate industry
practices, regulations, and market trends.
Excellent communication, negotiation, and
interpersonal skills.
Proficiency in property management software and
tools.
Financial acumen with experience in budgeting,
financial analysis, and reporting.
Ability to multitask, prioritize
responsibilities, and work well under pressure.
