Manager- Real Estate Asset / Property Management
International Trade & Development Co.
•The candidate should be able to prepare and execute on the annual strategic business plan for each property including the preparation of acquisition/disposition opportunity objectives, sales and leasing objectives, operating budgets, and capital renovation projects.
•Prepare, manage and keep current all operating budgets for all company properties.
•Manage the day-to-day property management and maintenance staff, while also mentoring a team of leasing, maintenance, and security staff.
•Complete reporting and review of leasing status, operating/financial performance, variance analysis, general ledger review, and operating budget status.
•Develop a complete understanding of the real estate markets in which portfolio assets are located - current buildings and future projects included.
•Develop and implement sales, leasing and repositioning strategies, including marketing and advertising plans, and tenant relations initiatives in both “up” and “down” markets.
•Review and recommend for approval/disapproval/change all property-specific sales and leasing materials
•Given the anticipated growth of the commerical office and residential apartment portfolios, be active in the underwriting process for property investments, conducting market assessments, and providing risk assessments for prospective acquisitions and proposed transactions.
•Partner with ITD’s internal Investment Group as necessary, and provide cooperate with Investment Group on potential asset purchases in overseas markets.
•Complete annual valuations and quarterly reports for the properties
•Review, recommend approvals/disapprovals/changes to all proposed tenant improvement expenditure and other capital expenditures at the properties
Also the Director and his/her organization shall be responsible for:
• Responsible for maintaining properties in good order and condition through the use of out-sourced contractors and in-house maintenance and cleaning staff, depending upon the property.
•In concert with Contracts Management department, he prepares and maintains preventative maintenance service contracts with assistance from Property Maintenance Manager
•Establishes and maintains tenant relationships. He and his appointed staff answer phone calls, letters, and requests for information and repairs. This position requires frequent tenant visits to ensure a high level of tenant satisfaction.
•Support the Sales and Leasing staff in company’s efforts to successfully attract tenants. Coordinates with out-sourced Tenant Improvement designers/contractors for tenant requirements and move in.
•Responsible for monthly reports for each ITD managed property, giving detailed analysis of the financial and physical aspects of the property
•Prepares annual reconciliation of common area maintenance charges for each tenant
Skills
•10 - 15 years of asset management experience with a strong focus on commercial office and luxury multi-family and estate residential property management
•English speaking, but native Arabic language skills are a big plus!
•Overseas experience in asset or property management is strongly preferred, but not mandatory.
•Strong operating knowledge of best practices in property management, sales, and leasing of high-rise commercial and high-rise residential properties.
•Very analytic with a problem-solving orientation with a proven ability to independently execute strategies to solve problems.
Education
•Suitable Bachelor degree-USA or UK-based MBA preferred or other advanced degree recommended
