Construction & Maintenance General Manager

SUMMARY
Plans, directs and coordinates activities pertaining to the construction, renovation and maintenance of an assigned property.

ESSENTIAL JOB DUTIES AND RESPONSIBILITIES
• Overlooks property inspections, environmental and engineer reports and establishing building budgets.
• Creates building budget and determine the scope of work required and to create a pricing schedule of proposed standard and upgrade options for each project.
• Evaluates specifications for plan procedures, start and completion dates, and staffing requirements for each phase of the construction project.
• Hires, directs and motivates supervisory personnel, subcontractors and staff engaged in planning and executing work procedures.
• Interprets specifications to subordinates and/or contractors and enforces safety regulations. Analyzes and resolves work problems.
• Inspects property and units under construction on a regular basis to ensure the work conforms to specifications, budget and schedule and initiates any repair or replacement needs and/or adjustment of working procedures.
• Once work is finished, performs a final inspection with new owner to ensure all items are completed as per contract.
• Maintaining and overseeing service contracts, negotiates new contracts or terminates existing ones as required.
• Reviews and approves all invoices pertaining to the construction & maintains, submits all approved bills to accounting department for processing and payment.
• Performs other related duties and assignments as required.

Skills

• Extensive knowledge of established construction and maintenance practices, procedures and techniques.
• Familiarity with a wide range of equipment and tools and proficiency in skilled construction, maintenance and repair tasks.
• Managerial experience.
• Strong communication skills; thorough and attentive to details; able to prioritize and multitask; proactive and deadline-oriented.
• Ability to explain work orders, safety rules, operating and maintenance instructions, and procedure manuals.
• Ability to interact effectively with customers, vendors and employees at all levels of the organization.
• Ability to solve practical problems and deal with a variety of concrete and abstract variables in situations where only limited standardization exists.
