Job Description

1.  JOB PURPOSE:


Maintain and control client facilities to the highest standards and to carry out client buildings effective maintenance works and related activities.


2. KEY RESULTS & ACCOUNTABILITIES


•           Experienced in Buildings, facilities Maintenance projects.


•           Actively contribute in the annual budget implementation, evaluate and recommend specific adjustments during the implementation to projects/activities needs.


•           Ensure the timely submission of business measurable objectives & KPIs to the concerned supervisor.


  • Study, Prepare, implement, supervise, and control the preventive and corrective maintenance programs of all BFD facilities and M&E equipment.
  • Develop maintenance operations, policies & procedures required for carrying out & controlling Annual maintenance works.
  • Ensure proper integration and coordination with maintenance plans and works followed and carried out for all disciplines.
  • While review Projects, Ensure the right selections of all building materials since this decision will directly affect the cost of future maintenance by close coordination with Planning & Design Section during design phase.
  • Ensure smooth and efficient handing over of buildings & facilities constructed new projects from Projects Execution Section by close coordination and active collaboration during execution.
  • Ensure the proper decisions & inputs had been made in a building's design to use long-lasting materials and equipment, to reduce maintenance and repair requirements.
  • Ensure the proper supervision for, construction or installation to improve satisfactory performance from the outset, reduce maintenance, and repair requirements.
  • Select system and operation specifically for buildings occupancy areas and perform regular audits to monitor performance and consumption.
  • Provide optimum operating efficiency for the systems and equipment and Perform cost-benefit analysis of systems and retrofit proposals.
  • Implementing a plan to improve the methods of determining professional staffing required for field-level facilities management.
  • Allocate, supervise, and control Maintenance and engineering outsourcing contractors to provide a standard level of facility in terms of operations & Asset Sustainability.
  • Develop procedures for programming and budgeting for operation and maintenance works & Contracts.
  • Ensure the effective use of diagnostic techniques for determining the need for maintenance and repair like DRACAS & RBM etc.
  • Establish a direct link between the maintenance and operations plan and the entity's mission, goals, and objectives, as they relate to maintenance.
  • Ensure to extend the life and improve the capability of buildings system and equipment to perform at their maximum potential.
  • Improve work methods and procedures to increase the productivity of the maintenance personnel and reduce callback and overtime of maintenance personnel.
  • Select the most cost-effective method of maintenance, i.e., outsourced contracts versus plant forces - when and what to privatize.
  • Maintain sufficient management information systems to allow analysis and audit of maintenance functions.
  • Provide related progress status and issues and prepare reports to concerned supervisor/manager.
  • Performs other responsibilities associated with this position when appropriate.
  • Should be available on call 24/7 including working & non-working days.

Qualifications
  • Bachelor’s degree in electrical engineering from a recognized university.
  • 3 – 7 Years’ experience in similar field in maintenance & facility management.
  • Possess good leadership skills including the ability to lead & motivate his team, decision making skills, ability to perform multitasking, follow up and planning abilities, time management, and good computer skills.
  • Very good communication skills, fluent in report writing and group facilitation; presentation skills, and fluency in speaking and writing in English and Arabic.
  • Analytical thinking, problem solving, business innovation, and customer service orientation.
  • Excellent knowledge and intensive experience with international Electro-Mechanical programs and standards, functions, systems, procedures, and knowledge of quality & safety standards and projects management.
