Role Purpose


A highly skilled and detail-oriented Asset Management Specialist to play a crucial role in the strategic & financial management of the OXAGON master plan property portfolio.


Reporting to the Head of Strategic Asset Management, they will be responsible for leading the strategic and financial elements of real estate assets and services. The key purpose of this role is to ensure that Asset Management Division objectives and activities are aligned with OXAGON’s business objectives.


In your role, you will be responsible for conducting financial analysis, develop metrics to assess and enhance property asset performance, engage in strategic activities to support operational readiness, and providing key insights to support strategic decision-making and optimize the financial performance of the entire master plan property portfolio.



KEY ACCOUNTABILITIES & ACTIVITIES



All activities are across the Masterplan development stage gates of Development, Handover and Operations. All asset types include Residential, Commercial, Industrial, Specialist.


  1. Financial Analysis: Conduct comprehensive financial analysis and feasibility studies for the portfolio of leased properties within the master plan development.
  2. Financial Model: Manage end to end all matters for the AM division financial models. Develop and maintain financial models specific to lease portfolios, incorporating lease valuation techniques, lease escalation formulas, and lease term analysis, market conditions.
  3. Portfolio Assessment: Analyze the master plan property portfolio to assess its overall financial health, potential for growth, capture high performing and critical community assets and alignment with the development’s financial objectives.
  4. Portfolio Strategy: Support in the development of strategic activities that ensure the operational readiness of Oxagon and operational excellence of the portfolio.
  5. Budgeting and Forecasting: Assist in the preparation of financial forecasts and annual budgets for the master plan property assets. Monitor zone AM budgets, considering lease- related income and expenses, lease expirations, and potential lease renewals or re- negotiations.
  6. Investment Evaluation: Provide financial insights to support the evaluation of potential investments, property acquisitions, refurbishment and disposals. Identifying opportunities for lease optimization or restructuring. Identify key asset performing buildings for investors.
  7. Performance Reporting: Prepare regular financial reports, including property performance summaries, variance analyses, and cash flow projections, for management and stakeholders involved in the master plan development.
  8. Market Research: Conduct market research and competitor analysis to identify emerging trends and opportunities that could impact the financial performance of the property portfolio. Market rental rates, and occupancy levels within the asset class, informing lease valuation and decision-making processes.
  9. Risk Assessment: Evaluate potential risks and uncertainties that may affect the financial value of property assets. Propose strategies to mitigate risks and safeguard investment interests.
  10. Stakeholder Communication: Collaborate with AM team and Zone teams, city management, development teams, sectors and authorities to communicate financial performance, provide insights, and address financial-related inquiries.
  11. Reporting: Ensure all financial reporting is summarized for management purposes and detailed for data tracking. Emphasizing portfolio metrics, such as lease occupancy rates, lease


expirations, and lease income analysis. With PM,LM, FM Implement tracking systems and reporting frameworks for monitoring portfolio performance and maintenance.


  1. Governance & Controls: Support in the development of governance Ensuring that the day-to- day organizational activities and critical capabilities are aligned with the overall business goals of OXAGON, by providing control mechanisms, policies, and procedures that allow management decisions to be effectively and systematically executed.
  2. Future Sales/ Investment: Ensure that future sales and investment are factored in these assessments aligning with business goals.
  3. Support AM team: At all times support the assessment, analysis, new concept or service feasibility of the AM team.

  • 5 years of experience in financial analysis or a similar role, preferably within the real estate industry or master plan developments.
  • Proficiency in financial modeling, data analysis, and reporting using spreadsheets and financial software.
