Role Purpose
The Facility Lead will report to the Senior Facility Manager on day-to-day matters to deliver the people and FM operational objectives of the temporary Communities portfolio.
He will manage the Service Management contractor to ensure the customer experience is enhanced by inspection and audit of the planned and reactive works to meet the agreed service levels.
They will ensure that the workplace meets safety standards and that all facilities operations are cost-effective. They will manage janitorial duties, repair and maintenance, space planning
KEY ACCOUNTABILITIES & ACTIVITIES
- Daily oversight of the FM Service delivery management teams and address any gaps immediately.
- Liaise with service providers and monitor life cycle reports of all Building assets and review annual replacement plans.
- Ensure the onsite project teams are delivering the Asset Register action plan and align these with the FM operations strategies.
- Monitor FM contractor’s timelines and service delivery objectives.
- Ensure that service delivery performance data is captured in accordance with procedures.
- Review weekly and monthly reports from FM Contractor
- Review MSRAs for all PPM, Reactive Maintenance and Ordered Works
- Develop Document management and compiling Vendor Directory capabilities.
- Ensure compliance with contractual requirements and with ISO 9001, 14001 and OHSAS 18001 and any other Neom requirements.
- Ensure FM continuous knowledge transfer and upskilling of all in house FM staff.
- Review Permit to Work and Safe Systems of Work.
- Regular site Inspections and checks and verifying monthly asset reports.
- Review FM handover and operations documentation and record keeping plans.
- Review work orders, invoices, and quotes via the operating platforms.
- Review risk assessments and method statements for Assets Under Management.
- Action any tasks required by the Senior FM Manager or Facility Director.
BACKGROUND, SKILLS & QUALIFICATIONS
Knowledge, Skills and Experience
Minimum of 7 years Middle East experience
Minimum of 7 years FM experience
Previous FM contract management experience
Attention to detail and a thorough understanding of regulatory and compliance standards in facility management.
Good written and oral communication skills to liaise with diverse stakeholders.
Excellent interpersonal skills
Qualifications
Bachelor’s Degree in appropriate discipline (Engineering/Building Services/Facility Management) or Qualified by Experience.
